The Obermeyer Malta Pants do have an adjustable Velcro waist. They also have have belt loops for extra security!

The Obermeyer Malta is an insulated pant having 40g of ComfortMax insulation. These would not be considered a shell pant as it does have insulation.

I was wanting to know if the outter layer of the pant is the material of a soft shell type pant or if it is more like a traditional ski / snow pant?

These would feel more like a soft shell, it is made of 100% nylon.

If I wear an 8 regular or 10 petite, would a size 12 be too big?

Probably. If you normally wear a size 8, you could potentially size up to a 10 in this pant, however a 12 may be too big. The size 12 is for women with a waist of 31" and hip of 41".

Great ski pant

They definitely show up on the mountain, and not to mention they are comfortable and were warm for east coast skiing. They go great with my Obermeyer ski jacket.
